Form K is not an add-on
Section 146 of the Strata Property Act says a landlord gives their tenant a Form K. So the portal treats it as a notice the owner signs, chases the countersignature, and will not call a tenant registered until it is done.
The emergency register
A resident can say, in their own words, that they would need help getting out in a fire. The fire department is told which suite to reach first. Only in an emergency, and the resident can change or remove it at any time.
Consent recorded as it was read
Under BC PIPA, what somebody agreed to is the wording they were shown. So the portal stores that exact wording on the record, in the language they read it in, rather than a tick in a box.
The language your building speaks
A Vancouver strata is not an English-speaking building. Councils switch on the languages their residents actually read, and the words come from somebody the building trusts, never from a machine.
A strata's records should outlive whoever is on council this year.
